I find that often in Area Editor after I change the text or the like in a room or mob, there save option is greyed out until I click on another room or mob, is it supposed to do this?

The Area Editor has to have a point where a change is "committed" (and checked). This is when you move from one item to another.

The reason is the user interface - many programs get you to type things into dialog boxes, and then commit the change when you click the OK button. The Area Editor doesn't have an OK button, but it is implied when you move from one item (room, mob, object etc.) to another.

It would be nice if there is an option so you don't have to do that, it really annoys me since I often think I saved because the save option isn't available :)
